Creating a detailed construction quote for an architectural home or renovation is a skilled and time-consuming process. This document explains our processes, stages, and associated fees for delivering a comprehensive construction schedule and tender quotation.

02-Preliminary Estimate
Site Meeting
Occasionally, a site visit is needed before the preliminary estimates stage starts.
Pricing and Measurements
Required measurements are taken from the architectural plans using our takeoff and estimation software. A focused review of materials specifications, site access difficulties, and design intent is conducted. Based on past completed projects of a similar design and size, an overall preliminary estimate with three price points (minimum, average, and maximum) is generated.
Review and Submittal
This preliminary estimate is refined by adjusting costs based on additional insights and then regenerated to produce the three price points again. The final preliminary estimate is sent to the client, and they decide if they wish to proceed with a detailed quote if budgets align. We allow for an additional review of the preliminary estimate if changes to the design, the scope of work and material specifications are provided.
03-Detailed Quotation
Agreement
If the client agrees to proceed based on the preliminary estimate, we draft and send an agreement outlining the structure and price for a detailed quote for approval. With the agreement, we include an example of the time schedules, cost breakdowns, allowances, and a summary of construction stages in the detailed quotation.
Site Meeting
We then arrange a site visit, during which we conduct a site assessment and measure. This is an excellent place to conduct a meet-and-greet and answer any questions about the site or existing structure. Feel free to ask us any questions as well.
Pricing and Measurements
We start this stage by sending suppliers and trades relevant to each category the documentation and quote request with a deadline.
The plans are then uploaded to our quantity surveying and job management software. This helps us take extensive plan measurements, known as takeoffs, directly into the line item for a material or trade. A detailed construction budget is calculated using our supplier catalogue prices and these takeoffs. Suppliers and subcontractor quotes are received, reviewed, and integrated into the relevant category to create the final document.
Review and Submittal
The resulting detailed quote, typically at least 12 pages long, is then sent for review. We often attend meetings to answer questions regarding the quote and our company. This time is included in the fee. One quote revision can then be submitted for review also at no cost.
